Prospective Tenant Information

How do I go about viewing your properties?

Simple – Browse our properties click here, select which ones you like and either call us 02920 665 270 or e-mail us at office@4let.co.uk with the property details, your preferred day and time of viewing and a contact number and we will call you back with confirmation

Please remember to give as much notice as possible (at least 24 Hours) so we can respect the existing tenants rights. We also prefer to do afternoon viewings on student houses as we cannot guarantee everyone will be out of bed if we view in the morning!

How do I make sure we get the property we want?

Once you have decided on a property that you want, you must first pay us an Agency Fee in cash. The Agency Fee is equivalent to 1 weeks rent + vat (calculated by monthly rent x 12 divided by 52 weeks + 17.5%). The Agency Fee is non-refundable.

This payment of the FULL Agency Fee will make the property exempt from being shown to anyone else for a period of 7 days. Within this time, we will give you some forms to fill out. These must be returned fully completed and signed along with a proof of photo ID, the bond and the first months rent. (For students who are securing accommodation for the next academic year, post-dated cheques for the 2 months rent will be accepted as they are half rent if the property is vacant for the summer months)

Once all the above requirements are satisfied, we will ask you to sign the contract. (This means each person who is staying with you if any). Once the contract us signed and we have all the relevant forms and payment, then you will be the new tenants from the date on the contract.

How much will it cost?

To move in, you must have the means to provide an Agency Fee = 1 weeks rent + the Bond which is normally the equivalent of 1 months rent but on some properties, this can be higher + the first months rent. (On student lets, all our Landlords accept half rent for July and August if the property is vacant)

How long is the contract?

All student accommodation unless otherwise agreed will be for a 12 month period from Midday on the 1st of July, to Midday on June 30th.

All other contracts will be assessed on a property by property basis but being of the duration of at least 6 months, but more than likely it will be stipulated by the Landlord that it has to be 12 months
